Austell was incorporated in 1885 and named for Gen. Alfred Austell, and it grew around a depot of the Georgia Pacific Railway. It sits on Sweetwater Creek, has many older homes (about 41% were built before 1980), and crosses a county line. Each of those changes how you should handle a damaged property here.

In the September 2009 Atlanta floods, Sweetwater Creek near Austell set a new record 20 feet above flood stage and nine feet above its previous record crest, according to the National Weather Service, and the USGS found the peak more than six feet above the estimated 500-year flood level. In May 2010 the creek near Austell was nearly up to the Perkerson Mill Road bridge.
In April 2011 the Cobb County Emergency Management Director reported at least a dozen trees down in Austell affecting five homes. In January 2023 a brief EF1 tornado spun up near Oak Ridge Road and Oak Ridge Parkway SW, about half a mile north of Interstate 20, and two homes on Poplar Log Place SW had major damage.
In February 2020, radar estimated 3 to 5 inches of rain in a short period over Austell, and Carol Way flash-flooded.
FEMA notes that standard homeowners policies generally do not cover flood damage; flood coverage is a separate policy. Before calling your insurer, write down whether rising water came in from outside or a pipe, appliance or roof leak let it in.
Most of Austell is in Cobb County, but a small part of the city extends south into Douglas County. Permits for addresses inside city limits go through the City of Austell's Community Affairs office, 5000 Austell-Powder Springs Rd, Suite 141; (770) 944-4309, permits@austellga.gov.
Census estimates show a median year built of 1993, but 19.5% of Austell's 3,176 housing units date from the 1970s and about 41% were built before 1980. In an older house, ask whether a repair will require bringing anything up to current code, and whether your policy includes ordinance-or-law coverage for that work. Check the FEMA flood map before any rebuild near the creek.
Older housing stock needs careful electrical and smoke remediation—our team clears soot and updates unsafe components.

Generally not. FEMA says standard homeowners policies typically do not cover flooding; that requires a separate flood policy. Water from a burst pipe or appliance is a different kind of loss, so note where the water came from before you file.
