Lilburn: lightning, Sweetwater Creek and 1980s houses

Lilburn was founded in 1890 by the Seaboard Air Line Railway, which renamed the place then called McDaniel after its general superintendent, Lilburn Trigg Myers of Virginia. The town was incorporated on July 27, 1910, and a fire and hard times in the 1920s ended its early prosperity. U.S. Route 29, Lawrenceville Highway, runs through the center of town, 19 miles from downtown Atlanta and 11 miles from Lawrenceville. The city covers 6.4 square miles in western Gwinnett County, had 14,502 residents at the 2020 Census, and is home to the BAPS Shri Swaminarayan Mandir and a growing Greenway Trail. Its storm record leans heavily toward lightning, and its houses are mostly 1970s to 1990s construction.

A long list of lightning house fires

    Attics and second floors

NOAA's Storm Events Database lists a long run of lightning-caused house fires in Lilburn. A two-story brick home took heavy attic, roof and contents damage in April 2002. Strikes on Rivermist Drive in March 2007 and Hambrick Drive in August 2010 damaged attics and second floors, and a June 2007 strike on Cross Creek Drive caused heavy attic damage.

    Homes destroyed

Lightning destroyed a home on Meadow Way in June 2006. In April 2009 the roof collapsed in a lightning fire on Riverwalk Trail off Annistown Road and the home was lost, and in July 2010 a fire destroyed a single-story wood-frame house on Paisley Court. A May 2011 strike in the 5300 block of Candleberry Drive left extensive fire, smoke and water damage, especially to the roof and back of the home.

Downbursts, a tornado and Sweetwater Creek

April 2006: old oaks on Oak View Court

Northeast of Lilburn between Beaver Ruin and Pleasant Hill roads, 75- to 100-foot trees including several century-old oaks came down. Ten homes were damaged by falling trees and 35 residences had tree or minor non-structural damage.

June 2018: a 90 mph downburst to Snellville

A National Weather Service survey found a downburst with winds up to 90 mph along a path about 6 miles long and 2 miles wide from the Lilburn area to Snellville. Thirty-eight homes were damaged, 12 of them majorly and 2 destroyed, mostly by falling trees; the worst was in the Killian Hill Manor subdivision on Hale Drive SW and Cedar Wood Drive SW.

October 2020: an EF0 near Bethesda Park

An EF0 tornado with 80 mph winds and a 200-yard path ran 0.7 miles across northeast Lilburn from just west of Bethesda Park, snapping trees between Oak Park Drive NW and Sweetwater Drive and dropping several onto homes before crossing Lawrenceville Highway.

    The Club Drive gage

The USGS gage on Sweetwater Creek at Club Drive has an 11-foot flood stage. It crested at 11.5 feet in July 2013 and 13.4 feet in June 2017, flooding parts of the Northwood Country Club course upstream. Heavy rain has also flooded Lawrenceville Highway in Lilburn and Beaver Ruin Road at Burns Road. In June 2015 drainage branches of Sweetwater Creek and the Yellow River near Lilburn overflowed onto some roads.

    Recent trees and a snowfall

A tree came down at Oneta Drive and Williams Road in February 2024. In March 2010 the county 911 center reported about 2 inches of snow in the Lilburn and Buford areas against a countywide average of about 0.75 inches.

    Lilburn housing and utility facts

    Three decades of construction

The 2020–2024 American Community Survey counts about 5,290 housing units with a median year built of 1988. About 30% were built in the 1980s, 24% in the 1990s and 20% in the 1970s, roughly 74% from 1970 through 1999. Have the age of the roof, wiring and plumbing at hand; adjusters ask about them on houses this age.

    Gas heat is the norm

Utility gas heats about 62% of Lilburn homes and electricity about 36%. After a lightning fire or a tree strike near the meter, leave the house and call the gas provider from a safe distance.

    Mostly owner-occupied detached houses

About 71% of units are detached houses and about 61% of occupied homes are owner-occupied, with a median of 5.6 rooms and a median owner-estimated value near $329,700.

    Digging and flood zones

Georgia 811 asks anyone digging to contact 811 first, including when a fallen tree's root ball has to come out. FEMA's Map Service Center shows whether an address near Sweetwater Creek or the Yellow River tributaries is in a mapped flood zone.

    Old Town and the Greenway

Lilburn's downtown has been rebuilt around a new city hall and library, with Main Street's intersection with US 29 rerouted, miles of Greenway Trail paths and the reconstructed early-1900s Prohibition Trail Bridges. The Old Town district holds the original historic area.
